Mutual Exchange

If you are an assured tenant, you have the right to assign your tenancy to another assured YHG tenant, or to an assured tenant of another Housing Association or to a secure tenant of a local authority and they assign their tenancy to you.  This is called a ‘mutual exchange’ and can only take place with the Company’s permission.  Although permission will not be withheld unreasonably, the Company may place certain conditions on it.  Exchanges can take place within the district area or throughout the U.K.

What is a mutual exchange?

A mutual exchange involves two or more tenants swapping their homes and can help you move more quickly than a transfer.  When you apply for a transfer we may be able to match you with an exchange 'partner' with whom you could swap.

Once you have found an exchange

When you have found someone to exchange with, contact them and arrange to view each other's home.  You should make sure you are completely happy with the condition of the other tenant's property as any decorating and minor repairs will be your responsibility when you exchange - 'minor' means anything that would not be done as part of the Company’s normal repair obligations.  Please agree with the other tenant exactly which fittings will remain in the property after exchange. The Company will not do any work for you that is caused by unfair wear and tear, so you should take a very good look round and sort out any queries with the other tenant before agreeing to exchange.

If you want to proceed with the exchange complete and return the application form, which you can download below. We will then make sure that your rent account is clear and will visit your home to check that the accommodation is the right size for the families involved in the exchange.

When you receive a letter from Yarlington Housing Group agreeing to the exchange you can make arrangements to move.  You must not move before you have written permission from the Company and any other landlord involved.  When you are arranging a removal date, remember that you will need to give the Company 7 days' notice.  This is to allow for gas and electric safety checks to be made on your new home.

The Company, the relevant Housing Association or Council will require you and the person you are exchanging with to sign a form to assign or transfer the tenancy and will give you details of the rent and tenancy agreement for your new home.

Your application under the local lettings scheme does not affect your application for housing on the Somerset Homefinder Register.

If you want move, you could find another tenant outside of Yarlington Housing Group to exchange your home with using Homeswapper. 

Homeswapper is the largest community of social housing tenants who are looking to swap homes. Once you register at www.homeswapper.co.uk and tell them what kind of home you are looking gor and where, they look for possible matches and email or text them to you.

Using Homeswapper you can find a home almost anywhere in the UK, and it is often quicker than waiting for a transfer.   

You do not need to exchange homes with one of our tenants-it can be someone who lives outside the area we cover, as long as they are with another registered social landlord or local authority.
